O presente artigo científico tem como principal objetivo demonstrar a importância da conciliação e mediação nos procedimentoslitigiosos que envolvem relações locatícias, mostrar as influências da pandemia mundial nas relações de trato sucessivo, os contratos de locação e a teoria da imprevisão. Para atingir os objetivos buscou-seconceitosjurídicos sobre os referidos institutos, jurisprudências sobre os assuntos, projetos de leis e a legislação vigente. É certo que, o ano de 2020 foi um ano atípico na vida da população mundial, pois vive-seum período Pandêmico que veio a transformar os hábitos de toda sociedade. A Pandemia trouxe o afastamento social, a qual foi considerada o meio mais eficaz de evitar a proliferação do vírus. Contudo, esse afastamento social gerou vários impactos nasociedade, principalmente na área jurídica. Dentre esses impactos encontram-se as relações locatícias, as quais sofreram graves consequências, tendo em vista que as pessoas deixaram de lucrar. Ecomo resolver tal problemática diante do processo que estamos passando? Para isso, chega-se à conclusão de quea maneira mais eficaz e balanceada seriaa utilização dos meios alternativos de resolução de conflitos, quais sejam, a mediação e conciliação.

This scientific article has the principal goal to demonstrate the significance of settlement and mediation in the litigious procedure that involve tenant relationship, show the influences of World pandemic in the successive treaty, the rent contracts and the theory of unpredictability. To reach the goals we searched the juridical concept about referred institutes, jurisprudence about the themes, law projects and legislation in effect. The 2020 year indeed was an atypical year in the World’s population life for we are living in a pandemic that transformed the whole society habits. The Pandemic brought to us the social distancing, that was considered the most effective way to avoid the virus proliferation. However, this social distancing created several impacts on the society, mainly in the juridical area. In that impacts there are the tenant relationship, which suffered serious consequences, owing to people are not profiting anymore.Sohow can it be solved before the process that we are passing? Thereunto, we have the conclusion that the most effective and balanced method would be utilize alternative ways of conflict resolution, whatever they are, mediation and conciliation.
